Process
We understand that undertaking a project of any scale can be a daunting prospect for many clients. Recognising that every client has a different level of experience when it comes to construction, it’s important to us that the whole process is clear from the outset.
The following pages outline the work stages involved in a project and how these are broken down into simple steps. Our services within each stage are then linked incrementally to our fees.

Stage 1 - Brief & Concept Design
This would usually begin with a meeting at your property to discuss your brief in detail to gain a better understanding of your aspirations for the project. A series of concept designs will then be explored that satisfy the brief in varying ways, and will be presented in the form of 2D drawings and 3D views. We will then work with you to agree a preferred design for refinement in the next stage.
Stage 2 - Design Development & Planning
In this stage we will develop the agreed concept design in more detail, exploring materiality, external form and the character of internal spaces through 2D drawings & 3D views. We will also consider the outline programme and initial cost plan, including construction cost, professional fees and other associated costs.
The stage culminates in a planning application to the local council which will include details of the internal layout, external elevations and external materials along with other supporting information. We will liaise with the planning officer throughout the 8 week determination period and keep you informed with all key decisions and submissions required to the ongoing progress of the application.
Stage 3 - Technical Design & Tender Process
With the overall form of the building fixed and planning approved, we will then develop the technical aspects of the design so that the project can be accurately priced and built in-line with Building Regulations. This involves calling upon the expertise of other specialists such as Structural Engineers, Building Regulations Consultants and Party Wall Surveyors, amongst others. At this stage we are looking to make as many design decisions as possible before reaching site with all information compiled into a comprehensive set of drawings, schedules & specifications.
Once the design has been finalised, we will issue the full set of information to a selected group of contractors for pricing, and meet with each of them to ensure they have a clear understanding of the scope. Once we have received and reviewed the quotes we will assist you in making an informed decision on which contractor to proceed with and agree an appropriate form of building contract between the parties.
Stage 4 - Construction
With the Contractor selected and appointed the building works will commence on site. It is crucial that the works are monitored throughout the stage to ensure that all the hard work leading up to this point is realised as designed and agreed with you. Regular site meeting with all key members of the team are an important part of this process, allowing us to respond to any queries and to monitor progress against the construction programme.
On the majority of our projects we will administer the building contract; issuing formal instructions to the Contractor where adjustments are made to the design, reviewing the interim requests for payment and certifying that the valuations are accurate.
Stage 5 - Post-Completion
As the project approaches completion, we will assist the Contractor in co-ordinating a formal handover and will certify Practical Completion of the work.
Once the Contractor has left site there will be a settling-in period for the building works. During this time we will continue to liaise with you and the Contractor to ensure any issues are investigated and rectified accordingly. Once this has been completed we will then certify the Final Completion of the works.
